I signed on with Real Estate Federal's lead service in December 2017, and as of now (Mar 3 2018) I have received no leads whatsoever for my $1950 initial investment with them.

Most likely no because they signed a lease that binds them to existing terms, and unless those terms have a rent increase it is unlikely you would be able to raise the rent for the term of the lease, but contact a local property manager to be sure, they will know the law in your locality.

Our lenders have told us that since we EACH needed to sign 'personal guarantees' on the loans to the LLCs each of our 'personal debt' for those properties shows up at 3 times what we each owe when divided up evenly.

Any language that says "additional fees at PM's discretion" or a list of fees ending with "etc" is a bad sign.  

We haven’t received a copy of the term notice signed by the seller for us to provide to our lawyer in order to receive our earnest money back.
