When the land becomes factors more valuable as commercial land than staying residential restricted, are there land developers experienced in breaking up property owners associations to turn the land commercial?   

@Sam Abe this is a very common issue between owners and PMCs. 

@Jay Hinrichs: When you do your big projects, like I think you did in Gresham OR and Charleston SC, from locating land, to buying the land, to building to handing the new owners their keys, what's a typical length of time?  

I would have the current owner provide you proof of deposits for the last two years for the rent receipts (look for steady on time payments as well as consistent amounts.).

Two points to be aware of - 1) You can only do the Owner/Builder route on your own residence, 2) Helping for only one day will do you no good.

we have a new triplex we are getting ready to start building on a few plots on OTE / near east district on infill lots through a council variance process. first group is from New York doing it with us but it would be nice to do this with owner occupants. 

I'm going to focus on cold calling, mailing owners and broker relationships.
