I purchased 2 RE at the same time, both at 8% below what appraisal was (the contract was written such that what ever it appraised for my financing I was purchasing at 92% of the appraised value).  

I THINk you would find it easier to get your home under contract, get the new home under contract.

As with all contracts read the fine print.
