You could get the city involved as they may stop any work/permits they may have planned.

Does anyone have any experience with permitting triplexes, workarounds or any thoughts?

@Justin Clemmer - It has to do with the fact that proper permits may not have been taken out when they made additions.

You would need a permit to add / build it.  

When we renovate the property we will be pulling permits to make it a duplex. 

I'm very cautious with those since even if the current system is gravity fed you may not be able to keep it if you are pulling permits or it has an issue.

@Logan Reinard Could be a good opportunity if the zoning would permit it and you want to be a landlord, but I wouldn’t count on your monthly payments going down because you probably won’t be able to get a 30 year fixed commercial loan.

The $6000 was a 1,400sf home, all new wiring, new interior and exterior panels, 200 amp service, permits pulled & rough-in through final including installation of all fixtures.
