While it does add extra time and cost, I think it's worth it to have a more finished looking project 

But my guess is to the reason why people who own a duplex and if they are an investor they don't worry about the mortgage because they have the tenants paying the rent which pays off their mortgage and also have extra left over (cashflow).

Without that, you have to be able to not only pay your own expenses, but also your first rental plus your second rental mortgage (at least on paper) with your other sources of income (ie money from your W2 job).

When it comes to audit-sensitive areas like STR and REPS, I think the best bang for your buck is to pay someone to do it for you who has been doing it for years.
