You'd want someone that works at the level of quality you are wanting Eg high end contractors work differently than handymen do.  

We are looking for someone who is proactive, responsive, and has connection to contractors to get us good price on quality workmanship.

As times and preferences change and people return to the urban core, these older homes become of more interest both because of location and because of architecture and build quality. 15 years ago, Shepherd, referenced above, was no better than class C and portions of it were war zones as well.

Trying to look for properties in that price range (per unit), that are in B or C quality neighborhoods. 

It all comes down to quality of the stay, previous reviews etc.All you can do is get an idea of what you can do in an area, then build your unit to be the best it can be.

Overall below expectations on job quality but an A on price.

Because my experience is primarily with larger, institutional-quality MF real estate, I cannot provide a lot of guidance on what to expect regarding typical loan structure on such a deal.

I simply look at the repairs and renovations to get it up to the same quality as the rest of the neighborhood, the ARV market rent, and purchase price. 

New metal roofs that I have installed within the past 10 years have not had any problems with the exposed screws.Hidden fastener- a better looking (in my opinion) and better quality metal roof.
