What some landlords do is they give some leasing commission upfront on then some ongoing as the tenant pays each month.A national tenant with a guarantee is different paying the leasing commission all upfront as the chances are very high they will complete the primary term of the lease.

I'm not huge on rentals, but when I am using them in the shorter term, I would look at each of those and make an assumption as to the how much on-going costs will be, in terms of insurance, taxes, wear and tear, utilities, vacancy.
