Having been through similar relationship issues, plus a divorce, I've got some advice for you.

You are thinking correctly though in terms of building relationships and you got some great advice here.

I realize everyone will have a different story and every new RE agent will have a different outcome depending on their hustle but would still love to hear some scenarios of past or current brokerage relationships.

It does seem we have a good relationship for a partnership, and I'm hoping this agreement will be good practice for my next one. 

You could also consider longer term impact of the relationship - if this relationship helps develops your business I may not worry about debating  5-10% equity right now - plus, you can always change the split for your next deal!

People who have the experience with MFH, and who have the financing to offer cash, or the connections and relationship with lenders or HMLs, are able to move quickly on a deal.There are deals, but like many people already said odds are better finding deals off market. 

My wife and I ended up buying one, long story short I found biggerpockets and got in relationship with like minded people from the forums. 

Hopefully you will have a lasting relationship with who you pick so if it isnt a good fit, keep looking. 

Also I’d suggest to not overthink the numbers, when a total wholesale rookie focus on negotiation, relationships, building rapport, and learning.

Having that trust and relationship is crucial.
