But, if I were to guess at San Antonio prices and if I were to guess at the quality level you want and if I were to guess at the types of contractors you'd use and if I were to guess at the condition of the property, my *GUESS* would be about $30 per square foot, or about $65K.That would cover all mechanicals (electrical, plumbing, HVAC), insulation, sheetrock, painting, flooring, cabinets, lighting/plumbing fixtures, appliances and trim (for about 2200 square feet).But again, you don't provide much info, so that's a complete guess based on assumptions that could be completely incorrect.

UGLY.horrible paint job overallno heating system. gas heater was taken out (which makes me wonder, because it's not foreclosed)I have not yet had the inspection done but I have an AWESOME inspector who will rip this place apart (figuratively) if I tell him to give me every detail to deduct from the selling price.A little about me:1. was just approved for a $15K line of credit I was going to use as a reserve to pay for updates and appliances (I want to pay most out of pocket though)2. 5K to put down.3. another property I want on the same street is 9,000, needs about 25k in repairs, but is really nice, but one family.

Some may need major structural repairs, while others may just need paint and cleaning.Also, I don't see where that formula factors in holding costs?

Paint it the same as the wall and its not very noticeable even when not in a closet.Replacing the washers in the old type is the definition of insanity.

Or even during the summer in especially hot climates (working on clay and tile roofs in Phoenix, for example).As an example, I spent the winter working on a project up north, where part of the buyer's lender's conditions for sale was that the house needed to be painted (it had really bad peeling paint), but the temperatures didn't get above 50 degrees for about three months, and paint won't stick in cold temperatures.

Then put forth a motion to the HOA board that any unit more than 2 months behind on their HOA bill will have the outside of their front door painted bright red and "UNPAID" across the front in bright yelow, and their family name posted on the "Board of Untrustworthiness and Shame" - and online.
