Has no damage from Sandy or Irene, but has lots of neglect from past owners from 2001 to today.It's a 3 season only, though they did winterize it many years ago with insulation, forced air heat and A/C, but the septic is not adequate for winter use.I went to the town hall to ask about that, (and this is were I'm not sure what I'm asking or what they're talking about) the last "Perk Test" was in 2000 and measured 16.75", the town won't allow the septic for all year use unless the Perk masseurs at a minimum of 18".I asked about adding a little dirt to the property and there telling me it won't make a difference for the 18" high water line has to be with the original natural dirt so adding won't make a difference.It's a short sale and the banks looking for 550K, the comps for this as a 3 season is about 750K but as a year round residence it would be more like 950K.Any ideas around this 18"?

I spend ENTIRELY too much time stressing and doing administrative tasks i.e. confirming our (ridiculous number) of monthly bill payments, fixing administrative issues deriving from issues on the part of my bill payees (constant), things of that nature.

We are starting to do buy and holds within our SDIRAs.We have found due to the nature of the properties which our town has an abundance of - older, inexpensive, converted large homes - that traditional 'non-recourse loans' are net to impossible to get.I am putting together an list of potential lenders and a 'package' to show them as to our plan, and will soon (late this year?)

I've been working as a contractor for 20 years, yes activated charcoal works to remove any odor and what works better is adding vanilla extract to the paint prior to painting.

I see this happen with 3rd party short sale negotiators all the time when they tried to "extract a fee" on the HUD, then it didn't work, then they start trying to squeeze the buyer, agents, etc.

Fortunately, due to the transitive nature of the arithmetic, whether you incorrectly call vacancy an expense and deduct it, and all other expenses, from the scheduled rent or simply deduct the true operating expenses from the effective gross revenue (scheduled rent - vacancy - any other foregone revenue).
