Maybe you have enough experience or skill to do handyman work too...like painting, unclogging drains, replacing toilets, caulking, etc. 

.- Tree removal, asphalt installation, roof replacement, windows replacement, deleading, pest control, interior design.

At some point the cedar shingles may need to be replaced instead of painting, paint and siding costs may not increase at the same rates, etc.

But, the cost to update the interior is nothing compared to replacing the aging infrastructure.

When a tenant moves the average cost to paint, install carpets, repair or replace a faucet, toilet, broken kitchen or bathroom sink, etc. is never less than $2500.

So far this year, it's covered:Porter services for bulky trash removal for the 108 units.Paying off the loan that was used to replace all the vinyl siding with LP Smartside on all the units and paint them.Maintenance and repairs on all the external fire alarm system stuff.Regular landscaping.Tree removal after the big freeze.Regular powerwashing.Weekly litter pick up services.Pool services.And that's what I can think of off the top of my head. 

It makes sense that they could apply them.HOWEVER . . . our modern world doesn't know the meaning of the word "justice" any more. 

The things to look for are: * Population growth* Job growth* Incomes* Modern/diverse economies* Capital investment and business expansion * Low property taxes* Favorable landlord/tenant regulations

If so, you need to make sure the agent can get replacement coverage.  

The decision to replace or fix for me really depends on the age or issue.
