Looking to buy a two-tenant medical property in the Philly area.

My properties are in low C'class neighborhoods that many would call D'class.But I rent primarily to health care facility workers who are well-educated in infection control and are flat-out paranoid about bringing home health-care-facility superbugs to their families.

The Long Beach deal is in escrow and we're dealing with a Medical lien that's been in place when the previous owner passed away.

My parents had a lot of outstanding bills - many of them accrued while my father was ill (medical bills, etc).

Accent counseling drug rehab, sleep clinic, medical, etc.

Usually, the pre-rental medical screening tests that you put your prospective tenants through would have caught this and any other undesirable diseases they might have. 

I also run my own small hobby business doing metalwork and welding out of my home shop facility. 

Myself and my partner are currently under LOI for our first self-storage facility.

Also, private medical practices are a dying breed.
