Hi all, I bought a townhouse/condo in Salt Lake City, Utah and I am planning on doing long-term rental with it.

@Ray Dixon, to learn more about short-term rentals in and around the Atlanta market, I would highly advise joining the Facebook group, Atlanta Metro Short Term Rental Alliance.

The drive down from the norther parts of Lake Lure, for example, is a long, slow, twisty pain in the neck.

Or long term property management? 

A rental is a long term play. 

I'm organizing four events across the US for local short-term rental hosts to come together to have a beer and chat about challenges they've faced and things they've learned over the year and swap a few stories.

I have been working full-time RE,  BRRRR method on single-family homes in my local area for the past 4 years.  22 homes completed-  (2 sold) 20 long term rented.  

They could turn out to be a great tenant that stays long term because they have a problem finding anywhere else to go due to his felonious record🤷‍♂️

So if you can target a little nicer property you can enjoy better interest rates for your long term hold. 

@Richie Linnon if the unit needs renovation, which is likely with someone there that long, perhaps plan to give tenant 3-6 months’ notice as it will possibly be difficult and stressful for them to find something in their budget and they may need time to apply for and be accepted into assistance programs.
