Non-admitted insurers are often a lot cheaper than their counterparts and are a way for your borrower to save money at the risk of nonpayment to you.Last, because we always seem to get the evidence of insurance at the last minute, insurance seems to be the number one cause of loan delays.

Many of them are offering pretty good incentives too, I was just able to negotiate one down $30k this last week, so many of them are looking to cut deals now. 

Appreciation has definitely been happening, especially in the last 5+ years.

In the last few years I have found that at least 80% of the properties we have rented are not as described-they don't match the photos online and/or they are not clean, yet they all have 5 star super host status.

I've worked primarily with developers over the last six years, but this would be my first time doing it myself.

Lenders are open to doing business with a new investor if:The deal is the right deal:  Not to expensive, accurate numbers, strong ARV, good market....And...Borrower has good credit and ample cash to close.I've lined up financing for about 10 new investors last year.
