I have an excellent day job that will afford me time to research and find properties (online) but i do not have any money for a down payment right now and am trying to dig out of CC debt right now that was necessary for me to buy my own new house and move.I gave my other house to my wife, we are amicable.

My guess is that the Brokerage might object to this but I wonder if an escrow company might be able to collect the payments to the seller and pay the realtor on a monthly basis out of this money? 

We are willing to move and live there for a year or more as long as we get the 3.5% for down payment.

I have been on BiggerPockets and learning for a while and now really focusing on saving money for down payments and reno/rehab.

We would then split the ongoing mortgage payments between us, while renting the property out to tenants.

Many people would say that they would rather purchase the property outright because it is less “risky” then having to deal with a fixed monthly payment that they may not be able to pay down the road.

Hello all.I am a newbie  and step one for me is saving for a down payment and practice analyzing deals.

One other thing you could do is to call area banks and county people that have sent out notices and get on their list to alarm you when the send a homeowner a notice for payment.  

All their payments to me have been Money Orders, and I haven't kept copies of them.
