Alot of ways to do transactions where you might not have to sell or refi.I remember one time listening to Harry Helmsley (the richest real estate investor at one time, owned the Empire State building among other things) being interviewed.  

I know there are different kinds out there and you have to do some extensive interviewing and researching for someone that fits what you're trying to do. 

They interview real investors some new and some with a lot of experience but it is no selling and it is not from guru's making it seem like a get rich quick scheme.
