That will go to fixing the problems with this property that invariably will come up.Just because you don't have any CAPEX this year, doesn't mean your roof won't need replacing, your hot water heater won't die, or your appliances last forever, or you need a new shower/tub/toilet, etc.

Something to consider here is the overwhelming majority of land is undeveloped - while there's typically power at the road, there's no sewer or water to most, so you'll incur the not insignificant costs of putting in a well and septic system, on top of the lot costs, and then you get into the build costs (then furnishing costs, add a hot tub, etc).
