You will pay the price one way or the other, so you may as well budget for it.I left a lot to assumptions here, so take this with a grain of salt (or maybe a whole salt lick).

:) I'd imagine these numbers are taken with a huge grain of salt, and a diligent investor wouldn't pay any attention to them and do their own analysis, right?

Here is a food for thought. 2 years 5 Properties 7 Years all paid off or you can do 2-10-7 or 2-25-7 the formula works the same way. 

There has been quite a bit of development and the area has a wide variety of amenities, including a Trader Joe's, Whole Foods, Harbor Greens, etc. 

Food for thought...any way to accelerate the learning curve outside of the book work.

They will stand up to abuse better.Consider one with a food disposer built-in if this is a good quality rental.Stainless steel tub if available in the price range you want to stay in.My latest dishwasher for a rental was around $400 for a class B rental.
