I started my sales career selling fuller brush door to door at 14.. it creates life long skills.My dad did door hangers for his real estate business for two decades that's the only way he got leads.but keep in mind he did it on steroids we had a huge printing press in our garage and I printed the door hangers after school. and then we would grab all the neighborhood kids on sat sun to put them out door to door..once he scaled it even bigger U pick up paper passers at the homeless shelters.. did this for ever.. cheapest way to create leads and hundreds if not thousands of them .

My question is I cant wait forever for this tenant to let me know if she is or isn't moving since it needs some work done prior to a new tenant.

Railroads are VERY difficult to negotiate with.U can look for some sort of prescriptive right away and sue for it but those don't usually work and litigation can run into the many thousands.If the owner contract works and you dont have to put much money down and you can remain positive cash flow and no personal guarantee on the note.. then even if you cant get a legal right of way its ok to own it forever type of thing.. just know selling it will be next to impossible unless you do the same thing for the next buyer.

I don't see myself having the shop forever, so fingers crossed it's profitable and then when I'm done or the revenue shifts the other way I can renovate and refinance at that time.
