I am evaluating the best methods to invest in syndications, wondering if there are any tips / pointers.A single member LLC, a Solo 401k (tax advantages) or any other type of investment entity and pros/cons? 

If you call a local or regional bank, set up an appointment to speak with a loan officer and they will be happy to explain the advantages of either.

Living in a pricey market also has its advantages -- you may have a greater tenant pool, higher rent increases, etc.

Since I am new to real estate investing and am just starting to feel comfortable analyzing SFH and SMF rental properties, I am not sure that I know all I need to know to take advantage of this deal.

With interest rates inching upward, and experts expecting further rate increases on the horizon, motivated buyers are hoping to lock in their home purchases to take advantage of what are still historically low rates.

What i'm struggling with is whether it's worth trying to do a non-recourse portfolio rental loan that combines all these into one loan. advantages are mainly that i get to wipe off the recourse nature off the record, can structure a 10-year IO period and ARM after that; however, the cost to complete is meaningful - 1% origination fee, $2-4k closing fees, new title policies cost of $15k or so, higher coupons of 4.3% +/-, prepay penalties and non-assumable, probably more difficult to selloff properties individually.

I moved to Memphis TN a couple months ago to take Advantage of the Cheap Properties here.

The property is at a near high right now and I want to take advantage of that, I have tenants that are great and pay me a very reasonable rent.
