What is your favorite/best question YOU ask when screening potential tenants for a long term rental? 

My favorite use of this, is if after I rehab the property and find my end buyer, I may either sell my option to my buyer OR if they are using FHA financing, which would prevent me from double closing because of title seasoning restrictions, I will sell the property as POA of the seller.

Get your 4-year degree in a school with a building and a winning sports program.You can get your Masters online.What you learn in college,  may not be evident for years after.

It should not be a standard "copy paste" style from other houses, with no individual details.I would love to have a sports area: a very big swimming pool where I can swim some rounds and maybe also a tennis court.

My favorite investing strategy is the BRRR technique and one of the most affordable ways to purchase is the House Hack on 3-4 unit multi-unit properties.

Penfed, my favorite HELOC lender, nor my local credit union, will not lend on a house with loose wires, termite damage, missing glass, or holes/missing sheetrock...with a full appraisal they see the repairs, and they will ask (and deny) if you don’t have the house in good condition.
