Wondering if I should go for the Torrance home due to the great school district or if I should stick with Hawthorne's up and coming status.

Also check the school district because parts of the city go to East Cleveland schools which drops the rent price significantly.   

I don't quite have the funds to do it large scale but I have a similar desire for bringing up the east price hill area (incline district).

The house is in the best school district in the county and will sell fast.   

I'm aware of the fact that it's a very hot area, as I'm an educator and know how great the school district is there, but any advice or knowledge would be great!

There are also different limits in certain districts of the city that may be ripe for re-investment/re-vitalization.  

Hi Aidan, looks like this is an old post, but I would just say this - make sure your comps are as similar as possible in terms of year built, home size, beds/baths, lot size, school district.

For a rental I think it is fine.In regards to the front door there are a few variables. 1-Is it a historic district?

I should add, I used 1CC tax district for the calculation in my post and that will affect the local option sales tax credit.
