For example, a roof is pretty easy to replace without disturbing a tenant, but if you were going to have to do any major rough plumbing or electrical in the next couple years, it's better to do it now while there's nobody living in the property.

You can move much faster that way than writing things down IMO.And if you visit REO properties that have no electricity turned on, a flashlight is a MUST.And a spare set of batteries for all of your electronics; having a dead battery at a site visit is terribly inconvenient.

Just removed one where "someone" kicked part of the bottom panel loose.I think the only advantage of a storm door is that in nice weather one can lower/raise the glass panel (and hopefully not manage to pull the panel out) to get some fresh air through the screen without having bugs coming into the house.Gail
