Did you get a discount for not using a realtor?

One example we had a contractor tiling our bathroom and they didn’t use Redguard or Aquaguard behind the shower tiles.

You could tell them they can live in the nice unit at +50  for three months and if they like it will go up to market after that, (or some similar incentive) to get them out of the old unit so you can remodel. give them a "discount" on the nice unit for 1 year?

Third (I think by now ha) option is to sell off some of the acreage to a developer and make as part of the negotiations the building of your new home in terms of a discount maybe. 10 acres would accommodate current home, a modular home, a new build and maybe selling off a few lots it seems.

You need to focus on buying at a good discount relative to whatever the current market is, at any given time.
