Those are metrics that favor a profitable market.I know your market got the Japanese boost as you have pointed out previously and I do believe you are experiencing and will continue to get a Chinese boost (as is much of the West Coast) but then you and I would disagree from there.

Disagree that you need capital to start out as an agent.Yes, you need income to survive off somehow, but if you are in the trades and can take on some "side jobs" for a year or so to make extra money while you're learning the ropes of being an agent that is great.

As far as I know if its Commercial/Residential zoned or mixed use you can interchange the units, but either way it would have to be approved by the city so that might be a good place to start your research.Best of LuckI have to disagree.
