I fully expect the plan I make to change as new obstacles or opportunities come up, but am excited for the journey.

The 1%ers  appreciate the mental obstacles insulating them from greater competition.  

Or would you recommend they move to a better market if they do not have a lot of obstacles holding them back from relocating?

The house was around 1800sq/ft  with a 2 car detached garage.

@Erik DwyerI see a couple of potential obstacles on this one:1) You are probably going to have a tough time negotiating the short sale for $31,000, though I can't say for sure because I don't know the property or the bank that is holding the paper.

Detached garages are not included in calculations in my area so I can rent them for x-tra income.

It was a 1500 sq ft 3 level home with a detached garage and apartment unit above the garage.It was a massive trash out and demo filling 2 40 yard dumpsters and a 20 yard.  

My biggest obstacle is securing the financing, and this property needs a lot of work.

What do you think was the toughest obstacle to overcome in that short sale purchase or what as it that you didn't think to be as difficult as it turned out to be?

I had a duplex that had a detached garage, I converted it into a studio and am now renting it for $650.
