I have not seen it in person but the listing says "still needs 30K in cosmetic repair"  In my head these numbers make sense as long as the 30K is fairly accurate.

So I have tried to read the Dodd Frank legislation, but I can't make heads or tails of it, but some time back, I'd heard that we couldn't advertise the way we used to for private lenders (Attn Investors Earn 8%-15% return on your money secured by first mortgage in real estate)...

What am having a difficult time wrapping my head around is with BRRRR you get the advantage of depreciation on your asset, but with owner financing it isn't really your asset any longer, you are the bank.
