Need advice on dealing with my current/former tax preparer, and what to do in the future.1. thought I had a great tax acct who got a great refund last year.

With rates being as high as they are currently, I'm trying to determine if I come out ahead just selling my existing investment property with no 1031 or doing a 1031 followed by a HELOC or home equity instead of locking my capital up in the 1031.

Tenant will continue to pay for utilities and any difference (or loss in rental) if home is leased for lower monthly rent than current lease term. 

Lastly, is it possible to put a “seal” on a current shingled roof, should there be any leaks?
