Everything lines up except for that, and I feel like I should still stay away but am looking for some people with more experience than I to give their opinions.

The numbers are fair in my opinion but I would structure it as a secured loan and a joint venture agreement(two separate agreements).

There are still rules that need to be developed, but based on this being in Cook County, I highly doubt those rules will favor landlords in any way.Now on to my opinion soapbox.

I know this is a complicated subject, mainly because there are lots of investors who are happy to break the law (because the police don't enforce it) and so this has led people to have wrong opinions about what is legal. 

I live, invest, and work in LV as a Realtor and I wasn't clear on if they were deductible or not, but from the opinions I've gathered from local CPA's, it seems they are NOT tax deductible.

I sold one house in Fairmount, I would call it class D in my opinion.
