Your comment about the late payments and timeframe is spot on... there are people who eventually get their act together but the ones who are still making late payments aren't among them.

I cannot imagine that the tenant would want to go through an eviction immediately after a bankruptcy though, as this would really put them in a bad spot for finding another place to live.

Check rates and how full similar property's calendars are to get an idea on what you could make with a similar property.Then you can run the number son your mortgage utilities and misc expenses and see what it looks like.If you dump all the data into a spreadsheet with hyperlinks to comparable properties it is easy to spot trends and update your numbers for different variables.

This is a standard method of construction for the time of construction.An inspection of the north foundation wall from the crawl area revealed large, fairly horizontal cracking/distress along the length of the wall and vertical cracking in the NW and NE corners.
