They "safely" guarantee themselves decades in the rat race by failing to use leverage. 

I did dodge a personal guarantee between myself and seller to cover the possible loss of the CD.At one point the price was lower, but I came back to the 400k price to do the owner finance. 

@Bobby Valcin You will find one, I guarantee you if you start just calling local banks eventually one that has a product that you need will pop up, you would be surprised at what you find by just asking them.

Hold it long enough and your tax base is far below value.So I do not have a crystal ball but I know the past has indicated purchasing at close to market highs has provided a good return for a long hold and I know that missing out on an appreciation cycle could result in being priced out of a market.If you like the house and the area and can afford it, I recommend buy rather than wait for any potential, but far from guaranteed, price decline.

Does anyone know if it is possible to obtain a mortgage loan to acquire an additional property with only myself providing a personal guarantee? 

If you can't guarantee use of the property then you can't charge them.

I usually offer a conservative number to reduce my risk, but they get the benefit of guaranteed money.

Appreciation is great, but not always guaranteed.
