The plan that I have worked out for financing, etc requires me to leave my current position and start this RE venture full time, so there is some hesitation, but I think with my heavily researched plan of attack, I am becoming more comfortable and excited about the idea. 

Enjoying the financial benefits but a design flaw I overlooked when deciding to buy is that the steps going down to the basement is shared.

Appreciate the response @Larry.In this case I'm pretty comfortable with the comps, $240,000 is actually the low for the area/size with an average in the $270,000 over the last 6 months.

I want to start investing there to increase cash reserves however I have an end goal of buying and holding multiple properties that are free and clear in order to sustain a comfortable, but not lavish, lifestyle for myself and my family.

It is so easy to take out 4 or 5 tiles and replace it with something unique so it becomes part of the design.

Not to mention we can do things like sending notifications to your device to alert you of things happening at BP you might want to take notice of.Another aspect is that native apps afford us a "blank slate" in terms of design.

If you are going to answer guest inquiries, collect payment, maintain the calendar and generally 'manage' the property, but want a single point of contact to call for housekeeping & maintenance and for the guests to call in the event of a lockout -- keep looking for someone that is local to the property and that you feel comfortable with. 

Paying way below market is great, but getting your feet wet with something you are comfortable doing is also worth something.
