First the numbers...ARV = $150KRepairs = $37KHouse is in a nice deed restricted community in SW Florida priced at $77K.Here's the deed restrictionIf house is purchased by an investor who intends to the fix and sell the property, the investor cannot sell the property for more than 120% of the purchase price for 90 days.

The much touted "an agent must present all offers" is also over blown, as it has restrictions....as per our listing agreements, offers Must be on state approved forms, I also have parameters agreed to by the seller where certain types of offers(can you say wholesalers?)
