The rehab was pretty big on this property as it was the worst one on the block.

I'm just starting to learn about this, so not sure I'm educated enough to make a solid determination on this, but if I could get it for what is currently left on my mortgage, I imagine I would.The house is in a nice neighborhood and 2 blocks from an elementary school with a good rating. 

the carpet is terrible too,  the fridge is blocking cabinets and there is a giant hole between the fridge and oven. but as long as you got a tenant that likes it,  noone cares what I think. 

Eviction in some states can be a complete pain and can get expensive.

We had a live in the "storage locker space of 3rd floor" guy that when he heard someone coming would go up to the flat roof thru the roof access in the locker space,, some other tenants from across the pool were calling office wondering why someone was up there.. any way..This is what happens when controlled entry doors are blocked open or pennies stuck in the locks.. anyone and everyone has access..You did good job getting him out and we did the same,, besides adding locks to roof hatches and putting notices out about making sure entry doors are controlled and stranger alerts.. 

They have started cracking down here, and the first investor to feel the pain was fined $60k So, if it can happen, it will.

Under performing asset/personal relationships with tenants, deferred maintance, seller wanting a fixed income) are pain points that would appeal? 

Hey Nicholas,I suppose I was referring more to the impending recession which will cause some pain to current homeowners which my lead to many who cannot afford their new mortgages.
