If you do close on this place with the tenants still in, make sure to conduct a background check and follow all the rules you would for screening new tenants.

Obviously the cost of funds including fees, points, and interest rates are enough to gag a newbie who is used to conventional loan ranges, but I get this is a completely different game.I have some follow-up questions on hard money, but I will post those under a new thread.
