It could be borrow at 5% to make 10%, higher, lower, etc, etc.Its all about managing your cash flows minimize the downside and maximize the upside.

The biggest thing before you buy is to do your homework and don't let the agent over sell you.  

I wouldn't toss the deal away but work it so that I could still get it (assuming the numbers are good) and at the same time, protect me from any downside risks (like dealing with an eviction).From the story you received about their reasoning, red flag, red flag, red flag!!!

The unknown is always the biggest fear.

What have been your biggest lessons in mobile home investing?

I have found them to be my biggest aid thus far. 

My biggest annoyance is that i wanted to rent it 9/1, but don't feel comfortable doing that now without title in my name.... ah well

The downside is that I’m not building equity via a loan amortization.

There are a million tips and be sure to listen to the podcast if you don't already but my biggest piece of advice, if you do decide to start making offers, is to make sure that any offer you submit allows you to get out of the deal for pretty much any reason.
