If they do intend on settling down here many of the military folks purchase their homes with VA loans (very very low down payment program).I'm still a bit torn about using lease/purchase in my area because of the vast number of buyers that will be military who will either be renting or purchasing with VA loans (very low down payment).

Normally they are between 12-15% with a 3-5% origination fee.I doubt you will find many if even any conventional loan programs that are going to give you fix up costs.

I've bought some NLP programs but have avoided using techniques in that package because I feel that they make me sound like a snake (as does the instructor of the package, which will remain unnamed).As for 1031s, while I know very basically what they are used for (exchaning equity from one property to another) I've never actually dealt with them.

2 - Get pre-approved by the bank to see how much I can loan while looking for HML lenders.3 - Price out all my expenses.4 - Find a sample questionnaire to ask potential buyers/sellers.5 - Find a sample of a Letter of Intent.6 - Find a sample of a non-compete agreement, find a sample of a non-disclosure agreement, and find a sample of a Master Fee agreement that I can use as a template when I bird-dog.7 - Find a sample of a purchase contract, find a sample of an assignment contract that I can use as a template when I am wholesaling.If anyone would be so willing to share an old or expired contract, I would be most graceful.

I have read a lot of programs from well known real estate guros, have invested in real estate, currently work in real estate sales, but am not in the top percent, and don't see that anytime soon.

As we all know though, the process of a buyer making and offer, obtaining financing (assuming they are not pre-approved), scheduling termite, appraisal, building inspections, and the ultimate closing itself is not wrapped up in a day or week.
