@Robin Gravlin, There's a hybrid approach that might work for you. 

I can see recent pictures of them on the internet at any time and they are all in excellent locations (upper middle class areas of Springboro on the Cincinnati to Dayton corridor, which believe or not is actually flourishing incredibly well, despite Dayton itself being essentially a total dump).

You are very limited in your scaling options when you approach it as an individual.Feel free to reach out if you have any specific question!

If so, please share with the BP community your approach and what you include under assets and liabilities.

So, you have an incredibly small tenant pool.Your example above doesn't include management or repairs, which would put you underwater by about ($370), by my calculations.
