It seems as if sending the same mailed envelope, with the same return address over-and-over is a quick way to get your mail thrown in the trash, whereas switching-it-up with perhaps a postcard/letter alternating situation might increase your chances of getting your mailings read...

@Dawn Anastasi  and what Marie and I are saying is that service is worth 7500.... my clients that do this charge 5 to 7500  depending on the volume they get... and its an alternative to turn key for sure.. if your happy making much less then that's OK also.. its a free market you can charge whatever you want to ...

.- a quick glance at the numbers - you won't create enough positive cash flow (might not create any at all) from the property to help close any gaps, so the money to do the above options will have to come from somewhere else.A few alternatives to consider:- negotiate a longer balloon period, ideally 3 or more years out as that buys you some time and breathing space.
