I'd say knowing who I should not go with and why is equally valuable, so I appreciate that tip. 

Quality or grade does not matter.

I'm interning in brokerage at Marcus & Millichap this summer and I'm looking for off-market NNN deals for an exchange buyer.If anyone has any tips for finding off market deals I'd love to hear them.

Looking for quality, not necessarily the cheapest.

I'm looking for some recommendations on reliable and quality contractors that will walk properties with me to give me numbers.

For example, management not treating tenants in an ethical way (not repairing air conditioning when they were supposed to, or not repairing plumbing or other major issues in a timely manner.)I've also heard some stories of success too, so I say be very cautious.

Higher returns typically come with higher risks.  12% on a rental property will probably be in lower quality neighborhoods, like B- or C, and most savvy investors will sharpen their stick enough to start poking holes in how that 12% shakes out.  

Haven't seen a deal in some time that fits the formula (outside the hood) but that time WILL come again.For this point in the cycle we focus on stabilized, high quality assets with in place income and very little risk.
