Congrats on having a rental at such a young age.

Do recall drywalling an apartment and had my 2 mid age kids helping. 

@Mike McConnell I totally agree with @Joel Owens ... the 15 year mortgage just doesn't make sense in today's day and age.

However as a listing ages and especially if there have been no offers (you won't know this) they may accept a low ball offer or countered at a very good price. 

My present day job has trained me quite well to read people and their level of truthfulness.If some of the property is where I believe it is, the land should be fairly valuable and if a couple of the restaurants are what I believe they are, they have been in place for years and one of them is somewhat of an institution in town due to it's age...think a diners, drive-ins and dives type of place you'd see on the Food Network. 

It all depends on the condition of the property and the age of major replacement items like a roof or hvac systems. 

My population is about 75,000 with the average age being high 40's.

If I were your age again, I would start off right from the beginning, use the networking available here, tap the knowledge base available here and never look back or wish I didn't live as slave to a job that you have to perform in just to support your family. 

Considering my young age of 19, I sense the only way to earn respect and establish mutually beneficial connections is through knowledge and experience.

What other options do I have at such a young age?
