Regarding housing, you will be hard-pressed to find good deals in any of those areas.

Some people will tell you to just get hard money and if you can’t wholesale it, just flip it at retail But in my experience, if you do not have your own guys on your payrolll for the rehab and you have to pay a general contractor retail for a rehab, plus the hard money costs, plus the selling costs.....I think you will be hard pressed to make money ( or maybe I should say you will be hard pressed to make enough money to make this sustainable).

I think due to a lot of the negative press about Bmore over the last few years -- home prices haven't increased as much as other neighboring cities. 

Yeah it's a city but kind of crowded so it would be nice to know exactly where the lot lines are and if anyone has accidentally put something on my side.

I am re-building my websites right now to incorporate a word press so I can blog to generate more traffic.

This is especially relevant to me as I have my “accidental landlord” home that still has a negative cashflow.

Prices have gone up significantly and If I sell soon, it would make one hell of an accidental flip :)We have no idea how the market will be a year from now though.

Growth on a whole though is pretty good for GR and Kentwood and numerous time GR is in the press for things like hottest ZIP in the nation (49505) and best place to start a business, Learn medical .....Hope that answers your questions.
