While our formulas are ONLY designed to maximize cash flow for our investors, we've been fortunate to be in a hot market the last 12-18 months, and are seeing much more appreciation than what we would have expected. 

I would meet her pronto at the house and look at the steps.If the steps need attention, I would fix it as soon as I can find someone for me that would be my handy man.Your insurance company will pay one claim like this then drop you like a hot potato.

@Ryan Santiago  When I was up there and stayed at an Air BNB, they had a section of the entry covered in linoleum. 

It is kind of like when over the air TV went digital, & everyone was getting digital converter boxes for their TVs. 

My capex budget includes but not limited to: roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, kitchen and bath remodel 20 year life spa, etc.

Coupled with a crazy hot market, I think that is a difficult play if you are using any kind of financing (I was, even though I'm used to buying my local stuff with cash).

Since coronavirus and global oil supply are having a compounded effect on equities, the already hot market will only continue to see capital moving towards it, thus creating upward pressure on prices.

I wanted to air this out and get some opinions. 

The roof is original and will come in the next 5 years...I am fully aware that there will never be a perfect home, but in the hot markets of the last weeks in Charleston, SC I am concerned we might have caught a peak...

In a hot market you can get a higher return by doing this instead of wholesaling at the beginning.
