For instance, I hear Jersey City courts lean to the landlord (relative to other NJ towns) since the town is growing so fast and courts can't keep up with all the frivolous filings, and the mayor is pro-development whereas towns like Union City are very anti-landlord due to gov't keeping its majority voting block comprised of tenant-lifers in rent-controlled buildings. 

Not only that but our government votes for and creates laws that favor leveraged assets (trees?).

HiI'm looking for other members experiences and thoughts  and Adviceon real estate investing in Newburgh NY.I'm looking into buying a multi family unit in Newburgh....the numbers make sense...but I have some reservations due to the high crime rate.I have heard of a supposed "revitalization of Newburgh",,,so this gives me hope...it once was voted the best place to live in New York in the 50's and has beautiful Victorian architecture.

You might be surprised as to how much you can get done.I'll put my vote in for Denver or Austin if you want to get an organic startup off the ground.

As a vote of confidence some foreign firms (Akelius for example) have been penetrating the market Montreal/Toronto, buying buildings at incredibly high prices.

My entire point point is that it is certainly possible that the market is still falling, and to illustrate this, I am demonstrating that I am voting with my feet--I am not planning to visit Mexico as a tourist this fall, despite the likelihood that I will forfeit the fare.
