So about two years ago I entered in a contract with a friend to fund rehab costs on a house in Utah.

Wholesaling is a very iffy “business” to be entering....if you have a real job, stick with it.

You have to set it up yourself and enter their email address at which point they get a notification to enter their personal info.

Goal is to enter a market that would have the best chances of being rent stable for the next 3yrs at least and be able to exit 3-5yrs from now.

My question is and still has not been answered is “ if you have two consenting parties landlord -tenant enter into a written legal binding contract how can the Governor say your contracts are no good for the time being?”

The first agent told me I had three options pay off the entire overdue amount, take on a payment plan for the overdue amount, enter into loss mitigation (essentially a loan mod).

Even though I checked the box beside "I will be rehabbing this property", and entered both the ARV and the estimated repair costs, the Loan Amount and Total Cash Needed as shown in the Report don't seem to reflect these costs!?!
