I have been using Zillow's Find an Agent tool and the basic Google search but only about 40% of those who I contact will respond back. 

I looked for the folder they gave us with contact information, but I must have put it someplace safe since I can't find it right now otherwise, I would give you a few names from the career day :(I hope that helps!

Then you can reverse look-up their contact info.

He said it was a misunderstanding because he didn't include the fees through the sale process (I don't know why he thought I'd ask for the cost of a partial service).I contacted the original attorney (Trustee) and he said he'd reduce his Trustee fee because I've given him a lot of business over the years.

You would need to contact several real estate professionals in the area and make them aware of what you are looking to do.  

I'm fortunate I have a large amount of contacts to help with renovations since I'm already in the building industry (sales manager for Portland Glass).

However, I seriously doubt that Zillow will be researching and contacting these distressed sellers to get their business.
