It seems to be an idea the people (20s and 30s) love in theory, but aren't willing to pay for when they can do most of their work from home and coffee shops.

Learn from and share with other residential property owners in your area.For better landlord-tenant relations, change your mindset from "control" "training" and the idea of lording over others.

Our idea has been to rent, while paying off some additional principal along the way, while *hoping* the market turns around eventually, where we wouldn't lose as much in a year or two from now.

That due diligence plus other investor feedback should give you an idea if this opportunity is worth pursuing.

I didn't like that idea because I'm sure ppl get away with it but that won't be a good defense in court if something goes wrong.

@Kevin Grinstead The thinking of getting my license spawned from the idea that I want to open my own property management company.

I like the neighborhood and area where the duplexes are located, and I can imagine myself possibly living there in the future.Is this a decent idea?
