I've been told that a loan would close at a rate that sounded pretty good from a lender, just to be strung along and to have the loan terms change last minute.

I had turnover, evictions, tenants needing support from the state, and vacancy issues last two years.

Last week I closed on a seller finance deal in Longmont CO.

A tenant I inherited when I bought my place (who pays 50% below market rent, and no security deposit or last month's rent via previous owner) just informed me with 11 day's notice, that he was moving out on Dec. 1st.

Rarely can a qualified tenant rent today as they usually have to give notice to their current landlord or are relocating and not waiting until the last minute. 

Next that happen use another broker at the same time, and explain to the last broker that what going on and he can finish first you will close with him, you already have all the doc in order he will be glad to close if he know what lender can do what. 

However, last night after posting this I did start to do more research about the possibility of not house hacking after all.

I totally understand there won't be a positive cash flow ,infact Zero Cash flow which could last for months.

Also, I've learned the hard way of believing a lender can do something too cheap or too unusual even if that say they can, from having them deciding they won't fund at the last minute.

Also, I have found errors in my last years tax return and I guess I need to point them out to him?
