Maybe it's the way that the housing authority in our area works or our local culture but it seems that the vast majority of the applicants that we get who are on public assistance almost always fail to disclose that their spouse or significant other will be living with them and we generally find out that they aren't being truthful during the screening process.Our application process is straight forward; all adults (18 or over) who will be living at the property must fill out an application and be on the lease.

Maybe do a better job at sharing your criteria with applicants up front (either pre-screening over phone or in person) so you dont waste as much time with showings, applications, and running background checks for naught. i.e. felony criminal background, any evictions or landlord court proceedings grounds for disqualification.

While you may immediately start eviction within your lease terms, a better solution would be to prevent problems from becoming a property-wide issue.What you need to do:Initiate strong resident screening and vetting protocol.

Since the location on your posts indicates you might be from out of town/state, here's a very recent article that goes into some detail on the current redevelopment plans, and timeline, for the movie theater near the property you're looking at: http://www.c-ville.com/new-owner-says-downtown-regal-to-reopen-as-dine-in-movie-theater-next-fall/#.VGjO38lWmngUp until the Stonefield development opened almost exactly two years ago (late 2012) with more screens, stadium seating and IMAX, the Regal downtown mall theater was pretty much the spot in the greater Charlottesville area for the dinner-and-a-movie crowd.
