You will be looking for a local to regional bank that keeps paper in house to service the loan.That small loan balance the mortgage brokers almost lose money trying to fund it.1,402 rent for 38,000 is incredible if it's accurate.

Unwinding your holdings quickly is also difficult.My advice is to buy 'value' based upon income, regional health, etc. and you'll do well over the long haul.Put a plan in place to sell or leverage your properties as you build excess equity.

Regional banks I have seen do 7 to 10 year fixed which is the ideal for just a few basis points more it's worth it to get a few more pay down years versus the five.
